1. WHO THIS DISCLAIMER APPLIES TO
This disclaimer applies to all clients of the BOTG platform including Investors, Wholesalers, Property Managers, Landlords, Homeowners, and any other party who posts property documentation requests through the platform collectively referred to as "Client."
2. NOT A LICENSED INSPECTION SERVICE
Boots on the Ground Services LLC (BOTG) is a technology marketplace platform only. BOTG is not a licensed home inspection company, real estate brokerage, appraisal firm, or contracting service of any kind.
Field agents on this platform are independent contractors. They are not licensed home inspectors, structural engineers, contractors, appraisers, electricians, plumbers, pest inspectors, or real estate professionals of any kind unless independently verified by the user.
3. SCOPE OF SERVICES
All services offered through the BOTG platform are strictly limited to:
- Visual observation from exterior and publicly accessible vantage points
- Photo and video documentation
- General condition reporting based on what is visible to the naked eye
- Occupancy and vacancy assessment based on visible indicators only
Field agent reports are the personal observations of an independent individual and nothing more. They are not professional assessments, certifications, or guarantees of any kind.
4. NOT A SUBSTITUTE FOR PROFESSIONAL INSPECTION
Field agent reports obtained through BOTG are not a substitute for:
- A licensed home inspection
- A structural engineering assessment
- A licensed appraisal
- A pest or termite inspection
- An electrical, plumbing, or HVAC assessment
- Any other licensed or regulated professional service
You should always obtain appropriate licensed professional inspections as required by your lender, local law, or your own due diligence process before making any purchasing, financial, or property management decision.
5. CLIENT ASSUMES ALL RISK
By using the BOTG platform to obtain property documentation you explicitly acknowledge and accept that:
- You are using field agent reports at your own risk
- BOTG makes no representations or warranties regarding the accuracy or completeness of any field agent report
- BOTG is not responsible for any financial loss, purchasing decision, or legal consequence arising from your use of field agent reports
- You are solely responsible for verifying property conditions through appropriate licensed professionals before making any significant property decision
6. NO GUARANTEE OF FIELD AGENT QUALITY
While BOTG maintains a ratings and review system to help ensure quality BOTG does not guarantee the quality, accuracy, thoroughness, or professionalism of any individual field agent. Clients use field agent services at their own discretion and risk.
Identity verified badge: Clients may see an "Identity verified" badge on a field agent's public profile when that agent has completed third-party identity verification through Stripe Identity (government-issued photo ID plus live selfie match). The badge indicates verification status at the time shown; it is not a guarantee of work quality, licensing, criminal background clearance, or future conduct.
7. PROPERTY AUTHORIZATION
By posting a job request you represent and warrant that you have legal authority to request documentation services for the property listed. You accept full legal and financial responsibility for any consequences arising from unauthorized property documentation requests.
8. REPORT USAGE
Field agent reports obtained through BOTG may not be:
- Represented to any third party as a licensed professional inspection
- Submitted to lenders, title companies, or courts as a substitute for a licensed inspection
- Used in any way that misrepresents the nature or qualifications of the service performed
9. PLATFORM AVAILABILITY
The BOTG platform is available for use throughout the United States. However BOTG makes no representations that field agents will be available in all areas at all times. Field agent availability varies by location and is not guaranteed.
